Thriving Community of Coral Springs FL

Located about 20 miles northwest of Fort Lauderdale real estate in Broward County Florida, the master-planned community of Coral Springs homes is approaching residential and commercial build out.  The distinctive atmosphere and sustained property values of Coral Springs FL real estate is due in part to the stringent design codes that have maintained its aesthetic appeal throughout decades of growth.

Parkland FL real estate is situated to the north, Tamarac to the south, Coconut Creek to the east, and Margate and North Lauderdale FL homes to the southeast—with the Florida Everglades to the west.

For many reasons, real estate in Coral Springs (although it has no springs) ranked #27 in 2006 as one of Money Magazine’s Best Places to Live.  The family friendly city measures high in overall livability.  In 2007 Morgan Quitno deemed Coral Springs as the 10th safest city in the USA, America’s Promise in 2007 selected Coral Springs as one of the 100 Best Communities for Kids.  The same year, the government became the first in the nation to receive the Malcolm Baldrige National Quality Award.

The community features over 50 municipal parks including a water park and a skate park.  The 70-acre Mullins Park is the largest.  Additionally, there are four conservation areas including the 38-acre Sandy Ridge Sanctuary.

Master-planned and developed by WCI Communities (formerly Coral Ridge Properties, a division of Westinghouse), the city took the “Coral” from the founding company but has not yet found “Springs” in the area.  It was marshland, bought by Henry Lyons in the beginning of the 1900s.  Drained by a canal-and-levee system put in place after the floods of 1947, it became a bean farm.  When Lyons passed on in 1952, his heirs grew cattle on the land. 
About this time, a real estate boom in South Florida attracted the attention of Coral Ridge Properties who purchased 3,869 acres from the Lyons family in 1961 for a master-planned city of 50,000 residents.  Incorporating in 1963, the city grew quickly.  Coral Ridge purchased an additional 6,000 acres from the Lyons in 1965.  During the years from 1970 to 2000, the community blossomed. 

Without many tall buildings, the city has spread out over 24 square miles with public schools, a regional mall, shopping centers, parks, the Sawgrass Expressway, a museum, theaters, health services, and all of the businesses and services needed for the vibrant tapestry of its people—and then some.  The downtown area was the focus of a $700M redevelopment.  It includes an open-air shopping and entertainment center called The Walk, One Charter Place, and office, retail, and residential real estate.

Several cultural venues and community events add balance to the lifestyle.  The Coral Springs Center for the Arts hosts a full schedule.  The Our Town Festival includes a parade, car show, beauty pageant, and carnival rides; the Fiesta Coral Springs, a celebration of Hispanic culture; and the Festival of the Arts is also a big draw.  The Covered Bridge is a Florida Heritage site as is the Museum of Coral Springs History.

The well-organized community utilizes a council-manager form of government with all governmental powers resting in a legislative body called a commission.  In-city buses provide free transportation.  Broward County Transit provides regional transit.  The Fort Lauderdale-Hollywood International Airport located 27 miles to the southeast.
