Aventura Florida real estate, a Miami suburb, is located in northeastern Miami-Dade County. There are approximately 30,000 residents of homes in Aventura, a master-planned city. The first Aventura FL real estate ever built was a group of condominiums named when the developer commented ‘This is going to be an adventure!'
Because of the changes in the South Florida real estate market and in the national and local economies, the City Commission of Aventura is working hard in 2009 to offset losses. The housing market resulted in almost $5 million reduction in taxable value, the first loss of taxable value since incorporation in 1996.
Utilizing a tight employee base and outsourcing of services, the City reports a sound fiscal policy and conservative approach to budgeting. The City responded to lower revenues with a lower budget. Therefore, citizens will continue to enjoy the lowest tax rate in Miami-Dade County without sacrificing any level of service.
One reason that Aventura stands out during the current crisis is that the City did not take on debt. During the boom years, when it received a steady increase in building permit fees, sales tax revenue, and property values, it did not over commit funds. It chose a pay-as-you-go approach to government spending. Today, debt payments are less than five percent of the total budget.
At the same time, the City is committed to maintaining and enhancing the community and quality of life. Recently, the focus has been on expanding park facilities. The new Waterways Park, a new and expanded dog park on NE 213th Street, and additional open space and a restroom facility at Veterans Park are now available for the community.
Ten new classrooms are being constructed at the City's charter school ACES. ACES scored an A on the School Performance Grade issued by the State and in a National Finalist in the Character Education Partnership's National Schools of Character awards. In 2009, ACES won the 2009 Florida State School of Character award for the second year.
The City is also continuing to focus on improving traffic. It is adding new red lights and red-light monitors. Additionally, the City's free shuttle bus system, the Aventura Express, serves almost 20,000 riders every month. Soon, energy efficient vehicles will join the fleet. The City is also utilizing funds to improve roadways, pathways, bus shelters, and bus benches.
